Developer unveils plans for Southampton data centre hub

Fawley Waterside Limited has unveiled revamped plans for a 1.5m sq ft industrial, data centre, and energy hub at a former power station site near Southampton.

The developer scaled back the proposed waterfront scheme from an initial 2m sq ft layout following local consultation.

While specific configurations remain undisclosed, site plans detail three large-scale buildings alongside a cluster of smaller facilities. Targeted “digital industries” include data centres, AI, advanced computing, software, and cybersecurity.

The brownfield site was home to the 2GW oil-fired Fawley Power Station, which operated from 1971 until its decommissioning by RWE in 2013.

In 2017, plans were launched to build a 1,500-home smart town dubbed Fawley Waterside. However, the £1bn residential project was shelved in 2024 over viability concerns.

Subject to planning approvals, construction could begin in winter 2028.

Fawley Waterside Limited was founded by Aldred Drummond, who owns the neighbouring Cadland Estate in Hampshire. He is no longer involved with the project, which is being managed by Quadrant on behalf an ownership consortium.
