Background

•Morfa Shopping Park was purchased with Ashby Capital in December 2015 for £83.5m reflecting an initial yield of 6.00%.

•The park comprised 19 individual units including 6 restaurant/coffee units and sits immediately adjacent to the Liberty Stadium.

•In 2019, a brand-new large-format Next department store was opened, with the same transaction enabling the opening of a new TK Maxx Store. Quadrant obtained planning consent for new frontages, full cover mezzanines and power upgrade, enabling the development to take place with continuity of trade.

•In 2022, River Island relocated to Morfa into the former New Look unit, opening the first of their new “marketplace” store concept, simultaneously closing their Fforest-Fach site. New Look have relocated to an alternate location within the park following the successful service of a Landlord CVA break.

•Also in 2022, works were also completed to split the former Frankie & Benny’s, which was re-let to a Costa drive-thru and Greggs. In 2024, new leases were agreed with JD Sports and Tui.

•Sold in 2025 to Realty Income REIT.
