Background

Following a competitive two stage tender process Union Investments appointed Quadrant as Development Manager to bring forward the repositioning of the iconic 1 Coleman Street. The building has been home to Legal & General for over 20 years.

The proposals will transform 1 Coleman Street into a best-in-class workspace designed for modern businesses.

By reconfiguring the building’s internal layout, maximising the envelope and improving facilities, the scheme would deliver flexible, high-quality office space capable of supporting a wide range of occupiers, including potential international headquarters.

Modern workplaces require exacting standards of comfort, sustainability and wellbeing. The upgraded building is intended to attract long-term occupiers while supporting the City of London’s role as a global centre for business and innovation.

 

Where We Are Now

Following an extensive feasibility stage considering the full range of potential development intervention, the concept has been established and the design developed to RIBA Stage 2 (+). The planning application will be submitted in September 2026. The stage 3 design and early procurement phase is currently underway.

 

What Comes Next?

Subject to the requisite planning approvals from the City of London ,  the design and procurement phases will be developed prior to placing the main building contract and Quadrant will manage the construction and leasing phases through to practical completion and handover.

The development proposals are underpinned by the following business Plan objectives:

  • Delivering high-quality office space designed for modern businesses.
  • A retrofit-first approach to significantly minimise embodied carbon across the development, whilst sympathetically enhancing the vertical footprint by leveraging on the existing substructure and providing the best-in-class amenities required by the current and future occupational market.
  • Improving environmental performance to create a more sustainable, future-ready workplace, with the highest sustainability credential in the marketplace.
  • Improving biodiversity and the urban greening factor across the site.
  • Enhancing the building’s ground floor to provide a more welcoming and engaging interface with the streetscape and wider public realm.

Aqeel is a Development Manager at Quadrant, where he bring architectural expertise and a strategic mindset to the delivery of high-quality commercial developments. With two years of experience in development management, Aqeel plays a key role in driving projects from acquisition through to completion, overseeing design development, planning strategy, and project coordination.

Prior to joining Quadrant, Aqeel trained and worked in architecture, gaining hands-on experience in commercial and residential projects, which now informs a design-led approach to development. His combined understanding of architectural detail and commercial viability allows him to add value across every stage of the development process.

Aqeel is currently a key member of team that is working on the redevelopment of a landmark site in the City of London, working closely with planning consultants, design teams, and key stakeholders to realise the project’s vision. He also asset manages YY London and OSMO Battersea, Quadrant’s recently delivered ESG led landmark office projects.

Aqeel holds a Bachelors Degree in Architecture along with a Masters in Real Estate Development, and is passionate about sustainable design and placemaking.

Jeremy is a chartered surveyor with 20 (+) years of experience in the real estate sector, specialising in the development and asset management of commercial, residential, and mixed-use projects in central London.

Prior to joining Quadrant as a development director, Jeremy spent 9 years working for developer Chelsfield where he played a pivotal role in the design and construction of a 330,000 sq. ft development located in Knightsbridge on behalf of investor The Olayan Group. This landmark scheme was built behind a retained facade and comprises contemporary retail space, Grade A offices, super prime residential and a rooftop restaurant and 3 storey basement. The scheme also delivered significant improvements to the existing London underground infrastructure including relocating an existing operational entrance, provision of step free access, cooling the tube interfaces and other public realm improvements.
